Meet the Cranston Team! 

Bill and Joanne Cranston are a successful husband and wife team, who along with their son, Mike Cranston, specialize in condominiums, beachfront and bayside homes, and investment properties. The Cranston Team has over 75 years combined experience in servicing the public's real estate needs!

Arthur "Bill" Cranston & Joanne Cranston:

Bill and wife Joanne have been married for 45 years. They have three sons, Tim, Mike and Dave, and have been blessed with four grandchildren.  They live in a condo on the beach and own 10 others, which will be part of our retirement plan.

Bill and Joanne enjoy traveling, spending time with family, water activities, walking, church, and flying.  Bill has been in a successful real estate business for over 37 years. He also has experience in land developing and building houses.

Joanne was in banking for 7 ˝ years and was vice president and manager of a title company for 17 years.She has also been active in real estate for the past 30 years. Add this to Joanne's experience as an interior decorator (model homes for the "Parade of Homes" and condos on the beach). With all this experience, they can help their clients make money on investments or put them in their dream condo/home in paradise on the Gulf of Mexico or on the Bay.

Mike Cranston:

Mike, wife Dawn, and daughters Isabella and Gabrielle, have resided on the Gulf Coast since 1999. Mike enjoys sports, boating, outdoor activities and spending time watching his beautiful daughters grow up.

Mike brings many diverse qualities to the Cranston Team. Mike has over 8 years of experience as a real estate professional.  He has consistantly been one of the top producing agent's on the Gulf Coast.  As a former accountant, Mike understands the intricacies of deferring capital gains, tax benefits derived from second home investment property laws, and maximizing your investment dollar. As a former business and computer teacher, Mike can keep the Cranston Team on the cutting edge of technology. Thus providing the Cranston's clients the greatest possible exposure. Along with personal experience in buying and selling residential homes and investment condos, he is well suited to assist clients in all of their real estate needs.  Mike currently owns 8 different investment porperties which has taught him every aspect of the real estate investment experience.

Disclosure Laws >Avoiding Delays During Escrow

Unforeseen problems can arise during escrow, and closing dates are never set in stone! Lenders, appraisers, title attorneys, credit check services, or anyone who is involved in the transaction could potentially delay a closing. Stay in close touch with your real estate agent, who will notify you of deadlines and help you deal with delays.

Well-written sales contracts are the key to avoiding problems during escrow. For example, provisions can be included in the agreement that require the buyer to provide evidence of sufficient funds for down payment and closing costs, or to present proof of the ability to obtain homeowner's insurance. Because of new restrictions on insurance policies, the mortgage lender may require insurance before funding the loan.

There is also a section in the sales contract wherein the seller makes a warranty to the buyer of the condition of the property. It is important to make sure that this clause is modified to reflect the seller's transfer disclosure statement. If this is not done, the seller could be required to repair items that are found to be dysfunctional or faulty, and this could add time to the escrow period.
